We understand that your property is not only your business but also your second home. We have a modern way of thinking and understanding of owner requirements and know the need for flexibility with bookings. That is why we tailor every contract to ensure it works for both the owner and us and allow direct bookings throughout the year depending on the package utilised.
We offer 2 fixed rate commission packages on all bookings we take on the owner’s behalf which are tailored to each property based on their marketing needs. We endeavour to keep commission rates low and competitive in comparison to other agencies.
Looking after our owners and guests
With our pricing structure and brand, we are attracting discerning guests who should respect your property during their stay. We also allow owners to take a housekeeping deposit from guests in case of unforeseen breakages or accidents. The Hare and Lobster Cottages team also take time to know their owners so welcome annual meetings and communication throughout the year.
We look after guests with a manned office taking phone calls and answering emails. We also provide a concierge service to guests to ensure their holiday experience is hassle free.
Joining Hare and Lobster Cottages
If you would like to join the brand, then we will first talk to you on the phone about your property to ascertain its suitability. This is followed by a site visit where we will happily walk and talk through the luxury brand and how we can help market your property. We are happy to consult and help you reach or maintain the 5-star standard.
Our brand of properties must adhere to the following:
- Houses, cottages, barn conversions and unique builds
- Popular location with good access from the main road and in winter months
- Public house and shop within walking distance or a short drive
- The WOW factor - beautiful views or a pretty location i.e. village
- Immaculate fixtures & fittings which fulfil the luxury brand ethos
- Dedicated parking
- Hot tubs and dog friendly are popular but not necessary
Compliant to UK health and safety requirements including appliances and furnishings with relevant certification
Our online team use the full breath of digital channels to ensure our cottage owners diaries are always full. Our analytical and data driven approach to marketing ensures we invest in the correct channels at the correct times. Our brand awareness activity coupled with the individual property campaigns are all aimed at gaining high occupancy for our owner’s properties. We’re investing heavily in organic and paid campaigns to ensure we give the best possible online experience to both our customers.
We recognise that adding value to customers with relevant content is the best way of keeping them engaged with the brand and the properties we represent. Our ambitious content plan stretching across our own blog, email newsletter, social channels and outreach to third parties has produced a loyal following of advocates who in turn spread our good word.
We have a presence on several social platforms but realise that our audience is mainly using Facebook, so we do put greater emphasis on that channel, although there are complimentary campaigns on the other channels too. Again, our paid campaigns are geared towards Facebook as that’s where our audience is. We’re always aiming for maximum engagement by publishing relevant content and competitions.
